      Phahama Property Developments (Pty) Ltd (as renamed from tsmt Prop Dev in 2012) is a small to medium (SME) wholly black owned company registered in 2009.

       

      It is founded by Mr. Tsasa Tlelai (CEO and Business Developments Director) who was later joined by Mr. Richard Motlomelo (Quantity Surveyor and Operations Director), who are both qualified Property Developers with a Bsc Eng. in Property Developments degrees (UKZN), and with a collective experience over 20 years. ("met at the University around 2000")

       

      "Phahama Equity Group (Pty) Ltd" (current trading name):

       

      “Phahama” is a Sotho word that means to “Rise” inspired by a Goodwill notion of “Up lifting others as you Rise”. So our company’s revised model and ultimate objective is to build a flexible Portfolio of Mini Smart or Green Retail Centres, aimed to evolve and align the important yet abandoned Rural Areas and/or Homelands communities..

       

      We also subsequently therefore registered its subsidiaries in Lesotho and Botswana as Phahama Equity Group (Pty) Ltd in 2017.

       

      It specializes in both Project Management services, Innovative Property Development Consultancy services (including Property Valuation, Feasibility Studies and Property Facilities Management services) and importantly Business Developments of new/start-ups but talented Property Entrepreneurs with an objective to fill the gap between Conventional/traditional and Modern/Alternative building methods in the property industry and its modern infrastructure developments (ie. off the grid Green Electrification and Recycling Water) in the ever changing/evolving Property technologies and Innovative Building Methods of high quality standards.

       

      Phahama Equity Group has standing Strategic Partnerships/MOUs (Understandings) with established Companies that have aligned with the Green Building Index and ISO Compliance (names and missions are listed below).

       

      We therefore pride ourselves with an open-mind approach, vast knowledge and experience of the collective as our pillars of our success hence our slogan "We Drive Social Change at the Speed of Business"

      To build/develop a strong portfolio of Multiple Innovative/Green Communal Retail Centers with unconventional anchor tenants “healthy & communal”, in the SADC Region starting with 3 countries (RSA, Lesotho and Botswana) it has presence and registered in, to eventually be self-sustainable towards an asset income stream that should pre-qualify it to register it to become its own iREIT (online trading: Real Estate Investment Trust)

      Our Target market is the dense yet un-served Rural and Homelands Communities, preferably infants (vaccinations), children/youth (recreate) and Grannies/Elders (monitor and maintain medical chronic conditions).

      Mabopane Station Redevelopment Project

      (est Budget- R46 Million)

      In preparations for 2010 World Cup

      This Redevelopment Project was a Multi Phased project ran under Intersite Prop Management Services (PRASA subsidiary) budget in preparation for the 2010 World Cup.

       

      Mabopane Station was the second busiest Commuting Station in RSA as per National Traffic Impact Studies.

       

      Our employer (Seco jv ASA Group) were contracted by Intersite/PRASA as Lead Project Managers for the entire project. 

       

      We were contracted to them since 2003 (testimonial letter attached below).

      Chief Albert Luthuli Park ext. 2,3 and 5 Project (a Green Field, collective of 1000 Houses) located at Gauteng, Benoni)

      (Est Budget - W&S (Services) and Top Structures - R62 Million)

      Gauteng Department of Human Settlement Flagship Project

      Chief A Luthuli ext 2, 3 and 5 Project was a Gauteng Provincial flagship project built on a Green Field along N12 Highway with different House Typologies but at a standard human settlement Subsidy Amount. Low-Cost houses with special finishes like Tiled Roofs, indoor running water for bath and Ablutions and 2-3 Mixed House type designs.

       

      Our employer (Seco jv ASA Group) were appointed by the Ekurhuleni Region Department of Human Settlements to study the Ground (Geotech), Design and Build all the Services (W&S) and Top Structures but using non-conventional methods to improve the standard Subsidy low-cost Houses within the same allocated budgets.

       

      We (Phahama Prop Dev) were also contracted as Senior Development and Project Managers from Studies to Project Execution and Completion.

      ABSA HOME LOANS Valuations and New Development due diligence Project Consultant (entire Freestate)

      (Est Value: a fee of R2million per month on average).

      Head of ABSA Property Valuation Center in Freestate 

      Absa National Homeloans appointed Manna Holdings (Pty) Ltd on a 3 years recurring contract to conduct all the Freestate ABSA Home Loans Property Valuations and we were contracted by Manna as their Head of Operations in-charge of Systems, Controls and Client Reports.
